Pre-Purchase Inspection: (Buyer's Inspection)

This is the most common inspection performed for residential real estate transactions.  Every home buyer should have the major components and systems of the house thoroughly investigated.  We always use Infrared Thermal Imaging on our inspections and a Structural Pest Inspections is always performed.  Frequently, our inspections discover deficiencies in the homes that would have cost our clients thousands of dollars in unexpected costs.  All home inspections performed meet and exceed the ASHI Standards of Practice and Code of Ethics.  Your inspections and reports will reflect our vast knowledge in construction defects and building performance.

Pre-Listing Inspection: (Seller's Inspection)

If you are preparing to sell your home, a pre-listing inspection can help you maximize your selling price and provide you the lead time required to repair defects that would otherwise delay or jeopardize the sale. A buyers inspector will eventually uncover the deficiencies within your home.  The process is the same as a "Buyer's Inspection".  Wouldn't it be better if you knew what the problems were first?  Knowledge is power. 

New Construction Inspections:

Newly constructed homes can look very pretty when the final coat of paint is applied, but often times there are areas that still need to be adjusted, fixed or replaced altogether. This is a walk through type inspection, similar to a pre-purchase inspection, designed to help you feel assured the home is everything it is supposed to be. The inspection is often utilized as a Punch List for you, and the builder, to correct any deficiencies discovered before you move into your new home.

Energy Consulting: Built Green, Energy Star & LEED for Homes

Working with you & your builder as a Team Member, we start at the Design Phase and work with your team to find the best processes and materials for your specific project.  Consulting is performed throughout the construction of the home. We assist you and your builder with various design alternatives and proven building techniques.  Analysis of budgets,contracts and specifications is involved.  Usually, the process consists between 2-3 visits to the site and reports made at each interval. This assistance and the inspections are vital for every owner building their first or even tenth home. It helps the owner and builder stay on track with successful building techniques, materials, schedules and budgets. This allows you to rest assured your home is properly constructed, an invaluable asset which will pay you dividends for many years to come.

Structural Pest Inspection (SPI):

Licensed by the State of Washington, we include Structural Pest Inspections as part of our normal home inspection here in Washington State, but this service can be performed on a stand alone basis. Inspections for mold, rot and wood destroying insects such as termites, carpenter ants and Annobiid beetles are performed. This type of inspection is especially needed for older homes.

Energy Efficiency Assessment Performance Audit: (HERS) Home Energy Rating System

Find out where you are loosing precious resources from your home and discover ways to improve efficiencies and performance of the home.  A comprehensive study and inspection of all areas are performed including Infrared Thermal Imaging and Blower Door Testing for all interior and exterior surfaces and components.  This audit will pinpoint deficeiences needing corrections in order to save you hundreds of dollars annually.

We offer two types of Energy Efficiency Services:
Option #1:
Simple blower door and Infrared Thermal Imaging scanning of the building envelope.  General inspection of the insulation values, integrity and workmanship of walls, ceilings, floors, doors and windows.  Visual inspection and evaluation of furnace and water heater.  Reporting of findings and recommendations with digital photos sent approximately 1 week after assessment.

Option #2:  Includes all of the above and...Complete diagnostic evaluation of building envelope and ductwork systems.  Data collection of all measurements of building envelope components and output readings of pressure testing systems.  Input and interpretation of data into computer software to run energy improvement analysis for documentation of performance of current building compared to improved building and associated costs, savings and pay back estimates. Report with findings and recommendations sent approximately 2 weeks post assessment.
